Booking Terms & Conditions

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Bookings are subject to the following terms and conditions:

• A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. This contract applies to all members of your party. It is your responsibility to ensure all members accept these terms. Failure to disclose relevant information or comply with these terms may lead to termination of the contract and loss of the booking.
• A non-refundable £100 deposit is payable at the time of booking. Bookings made less than 6 weeks before arrival must be paid in full.
• The remaining balance must be paid no later than 6 weeks before the start of your holiday. If payment is not received by the due date, the booking will be treated as cancelled and the client will remain liable for the full balance.
• All cancellations must be made in writing. If you cancel more than 6 weeks before arrival, your deposit will be forfeited. If you cancel less than 6 weeks before arrival, the full balance remains due and is non-refundable.
• government restrictions cancellation or travel restrictions officially given If your stay is cancelled due to government restrictions requiring closure of the property, you will be entitled to a full refund (minus deposit) or a date change.
• no monetary refund will be given for cancellations due but not limited to medical, inability to now make the holiday etc but were happy to help with a claim on your travel insurance. 
• We strongly recommend comprehensive travel insurance to cover cancellations. If you choose not to take insurance, you accept responsibility for any loss incurred.
• Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. In such cases, all payments will be refunded. Our liability is limited to payments received.
• No parties or events are permitted. Maximum occupancy is 8 guests. Only guests listed on the booking form may stay at the property. We reserve the right to terminate the booking without notice or refund if this condition is breached.
• Visitors must be approved by the owners in advance.
• Bookings are not accepted from persons under 21 years of age.
• The owner reserves the right to refuse a booking without giving a reason.
• We or our representatives reserve the right to enter the property at any time for essential maintenance or inspection purposes however we will make every attempt to arrange this with you.
• Check-in is normally from 4pm unless otherwise agreed. Check-out is by 10am on the day of departure to allow for cleaning and preparation.
• Smoking or vaping inside the property is strictly prohibited and will result in immediate termination of occupancy and forfeiture of all payments. Any damage or extra cleaning costs will be charged to the guest.
• Pets: A maximum of 2 pets are allowed Guests are responsible for cleaning up after pets, including in the garden.
• Guests are responsible for all damages or breakages. Any issues should be reported immediately. The property will be inspected after departure, and charges may apply for any loss or damage.
• Please do not move furniture between rooms.
• Please lock doors and close windows when leaving the property.
• Please switch off lights and electrical appliances when not in use. We operate as an eco-friendly holiday home.
• Bath towels must not be taken outside the property (e.g. to the beach).
• Additional cleaning charges may apply if the property is left in an unacceptable condition.
• Lost or unreturned keys will be charged at replacement cost.
• Subletting or re-letting the property is strictly prohibited.
• The owner is not liable for temporary faults or breakdowns of equipment, appliances, or services.
• No compensation will be given for temporary outages of heating, electricity, water, internet, oil, or television services.
• The owners are not responsible for loss or damage of personal belongings.
• All inventory must remain in the property.
• Guests are responsible for the safety and supervision of children at all times.
• Vehicles must be parked in designated areas only and must not obstruct access.
• Guests must respect neighbours and keep noise to a minimum, especially between 10pm and 8am.
• The owner reserves the right to terminate a stay without compensation in cases of unreasonable behaviour affecting others’ enjoyment, comfort, or safety.
• Electric vehicle charging is not permitted. Any breach may result in termination of the stay and guests will be liable for any resulting damage.
• Barbecues must be used responsibly, cleaned after use, and only used with provided utensils.
• Candles are not permitted inside the property.
• On departure, guests must remove rubbish, and place waste in appropriate bins. Check-out is by 10am unless otherwise agreed.
• Any issues or complaints must be reported during the stay to allow resolution. Complaints made after departure may not be considered.
• The owner reserves the right to amend these terms and conditions where necessary.
• This property is privately owned and is our home. We ask all guests to treat it with respect and care
